Landmark Heekin

Had a wonderful experience working with Landmark Title on this transaction. My buyer received final loan approval less than 24 hours before closing، but thanks to the great support from Emma Adams and Jennifer Lucas، everything was still balanced out with the lender and we were able to successfully close on time. During the closing process، Nikki Causey from Mandarin office was also extremely thorough، detail oriented، and kind، which really helped make my clients’ home purchase experience smooth and enjoyable. Thank you again Emma، Jennifer، and Nikki for all your hard work and support throughout this transaction!

What an amazing events Landmark put together. I was able to be part of the ramp building 2 years in a row now. What a great feeling to give my time and efforts to build the ramp for a family need. Kudos to Landmark for putting this together. Special thanks to Arielle Stelzer، for always having a positive attitude every day and being an amazing team player. From bringing the people together، to getting all the needed things and feeding the volunteers. You truly are amazing. Thank You!

Our team has worked with Dennis، Chase and Sophia on many deals over the past couple of years. Dennis، the closing attorney، has a wealth of knowledge. Chase and Sophia on the processing side are responsive. We appreciate all they do to get the files to the closing table!

⭐☆☆☆☆ I was disappointed with my experience regarding a post-closing escrow holdback. Prior to closing، my understanding was that if the seller failed to vacate the property within the agreed timeframe، the $10،000 holdback would be forfeited. Based on those discussions، I believed the holdback would provide protection if the seller did not comply. However، after closing، I was informed that the escrow funds could not be released unless the seller also signed a release. This was not how I understood the arrangement when moving forward with the transaction. The property was not fully vacated as expected، and I have photographs، witness statements، and other evidence showing continued occupancy and activity after closing. Despite this، I was advised that the title company could not release the funds without the seller's agreement. As a result، I now have to spend additional time and money pursuing legal remedies to recover funds that I believed were protected by the escrow holdback agreement. Brandy was professional and responsive in her communications، but I believe the holdback process and its limitations should have been explained much more clearly before closing so that all parties fully understood how the funds could be released. Based on my experience، I would encourage future buyers to have an attorney carefully review any post-occupancy or escrow holdback agreements and obtain a clear written explanation of exactly what is required before escrow funds can be released.

Best title company my go to! Staff are professional، helpful and excellent communicators! Erin is a rockstar and always helps me get it done! 10/10 would recommend!
